Three things get us started: the plot dimensions, which side the road is on (the facing), and a rough idea of what you need — number of bedrooms, whether you want parking, how many floors you are planning now and later. If you have the plot papers or a survey sketch, send those too. We confirm everything with our own measurement during the site visit before the final drawings are issued.
A 2D floor plan is the layout seen from above — room sizes, wall positions, door and window openings, and how you move through the house. It is what the building is set out from. A 3D elevation is a render of the front of the finished building, showing material, colour and proportion. You need the 2D plan to build; the 3D elevation is how you decide whether you like the face of it before it exists.
Yes. You can take only the drawings, only the construction, or both. Most clients take both, because it means the team building the house is the team that drew it — there is nobody to blame in between if something does not match. If you already have drawings from someone else, we are happy to review them and construct from them.
Yes, and we recommend it. The first consultation is free and carries no obligation. We measure the plot, confirm the facing, check access for material and note any existing structure. Much of what we can honestly tell you depends on seeing the site — we avoid giving firm answers over the phone.
For a quick planning figure, use the cost calculator on our home page — put in your plot size, floors and quality level and it gives you an approximate cost, a rate per sq.ft, and indicative material quantities. For a firm figure, we prepare a detailed BOQ after a site visit and against your final drawings, with every item listed by quantity, unit, rate and amount.
Under a turnkey contract, yes — we procure cement, steel, sand, aggregate, bricks and finishing materials against the approved BOQ, and the cost is part of the agreed figure. If you prefer to buy materials yourself, we can work on a labour-and-supervision basis instead. We will tell you the quantities you need either way.
Turnkey means one contract from drawing to handover. We design it, price it, buy the material, run the labour, supervise the work and hand you the finished building. You deal with one team and one agreed figure rather than coordinating a designer, a contractor and several suppliers yourself.
It depends on the size, the number of floors and how quickly decisions and payments come through, so we give a stage-wise schedule at the start of each project rather than a single headline duration. Weather, material availability and any changes you make during construction all affect it. What we can promise is that you will know which stage the project is at and what is holding it up, at any point.
Yes. We have offices at Ramkrishna Nagar in Patna, Bihat in Begusarai and Paharpur in Sheohar, and we work across Bihar. Drawing and design work can be done for any location — we do online consultations regularly. For construction, travel and material logistics affect the rate, so tell us the location early.
Yes. We plan with Vastu in mind from the first concept sketch rather than applying it afterwards, which is when compromises start. Orientation, main entrance, kitchen, pooja room, staircase, toilets, water tank, septic tank and parking are all considered. Where a Vastu preference conflicts with your requirement or with the plot, we will show you both options and explain the trade-off rather than deciding for you.
