Plan & Design

  1. Free · no obligation

    Consultation

    We listen to what you want to build, how many people will live or work in it, what your plot is, and what budget you have in mind. If what you want does not fit the plot or the budget, we say so at this stage rather than later.

  2. On site

    Site Visit & Measurement

    We measure the plot, confirm the road side and facing, note levels, neighbouring structures, access for material, and any existing construction. Nothing is drawn from a number given over the phone.

  3. Concept

    Planning & Vastu

    The layout is worked out around your requirement, with Vastu considered from the first sketch. You see concept options and we revise until the plan is right — while revisions still cost nothing.

Drawings & Costing

  1. Drawing set

    2D Drawing

    Dimensioned floor plans for every level: room sizes, wall thicknesses, door and window positions, circulation, and setting-out dimensions the site can build from.

  2. Visualisation

    3D Elevation

    A render of the front elevation so you can judge proportion, material and colour. Changes at this stage are a conversation; changes after construction are demolition.

  3. Technical

    Structural & Working Drawing

    Footing, column and beam layouts, slab details, bar bending schedule, staircase details, and the electrical and plumbing layouts — issued together as one coordinated set.

  4. Costing

    Estimation & BOQ

    Quantities taken off the final drawings and priced item by item — cement, steel, sand, aggregate, bricks, labour and finishing. You approve the BOQ before work starts.

Build & Handover

  1. Execution

    Construction

    Work begins against the approved drawings and BOQ, on a stage-wise schedule agreed in advance, so you know what should be happening and when.

  2. Checks

    Quality & Supervision

    Our engineers check reinforcement before every pour, concrete and curing, masonry line and level, and finishing quality at each stage — before anything is closed up.

  3. Completion

    Handover

    Final finishing, cleaning and snag correction, then handover of the building along with the complete drawing set for your records.
